SUMMARY:

Bloom Projects led the extensive expansion for our cutting-edge Research and Design client.We were initially engaged to support the Feasibility and Due Diligence effort to identify a new navigation of leasing for a single floor, our exceptional performance quickly led the client to expand our involvement. Over a span of eight years, we successfully delivered eleven projects encompassing nine floors spread across three buildings, and totaling 260,000 SF. Several projects ran simultaneously in occupied spaces with neighboring tenants. Our responsibilities quickly evolved into development of an ongoing campus metrics reporting in support of our clients global real estate strategies and decision making.

The projects included a combination of 53 R&D labs with complex design and specialized MEP requirements, a professional industrial design studio, 2 audio engineering labs with low acoustic requirements of NC25, 2 full-service culinary kitchens serving over 1,900 staff three meals per day, 3 event spaces and training rooms, 223 conference and meeting rooms, open office accommodations to deliver a refined work environment for 1,900 people, and a custom internal communicating staircase connecting three floors. Olson Kundig designed kinetic tables, custom casework, furniture, and elegant glass lobby entrances. Collaborating closely with our client and visionary design teams, we meticulously curated a refined concept for each project through aniterative design process to create inspiring and efficient workspaces.

We worked closely with the landlord team to tie the client’s complex MEP systems into the base building systems, including the necessary structural modifications. We developed a close working relationship with the GCs, Architects, Client’s owner vendors, and the Landlord team over the course of multiple projects which allowed us to establish strong communication between the teams. We continue to provide support for any upcoming projects as necessary for the client’s changing needs.
