SUMMARY:
Elliot Bay Ventures, building owners, engaged Bloom Projects with the objective of bringing 3005 First Avenue from an aging building with deferred maintenance to a state-of-the-art bio/life science facility. Bloom Projects assembled a design and construction team to work collaboratively and efficiently to deliver this project on a fast-track basis to meet market demands.
After conducting a detailed evaluation of the building, it was determined that infilling the central atrium would provide improved lab space and functionality, as well as 3,000 additional RSF. An extensive amount of abandoned rooftop equipment was removed, which allowed for a new roof and open space for future lab tenants HVAC equipment. Base building HVAC, electrical, FA and other systems were upgraded, and the entire exterior painted and upgraded.
The project was delivered successfully within schedule and budget, and allowed for expansion of an existing pharmaceutical tenant.
