SUMMARY:

Bloom Projects has been engaged by Amazon.com to manage the design and construction process for 720,000 SF of commercial office space in Rainier Square. Rainier Square is a new 1.1 million SF building in Seattle and includes commercial office, residential, and retail uses.  

Our role spans the full spectrum of the development and occupancy of this high-rise building. It was critical that all aspects of the Amazon lease were adhered to during the shell/core development and we worked closely with the developer to accomplish this.  Our role continues during the subleasing process in the review and consulting of each sublease. ensuring each tenant has the proper supporting documentation to develop their plans, coordinate and oversee the construction of each TI, and oversee the financial closeout of each project.  

Our work on this project requires strategic planning, thorough and technical knowledge of the building structure and systems, a significant amount of coordination and communication with numerous parties. The added complexity on this project was the delivery of the shell/core building and ongoing coordination for smooth and safe construction during COVID-19, and the resulting compliance with state and federal mandates.
